They did. It used to say starting at 1.3 (1.33 million for the potowmack design starting) and now on the emails, they say starting at 1.1 (1.199 for potowmack). Still insanely overpriced for what is practically a townhouse in Gaithersburg. Remember those prices are "starting at" prices and will go up 10-40% depending on upgrades.

Yeah we did a price out and for anyone buying you should expect about 25% for common sense upgrades + design to get your final settlement price.

We priced out a few TB neighborhoods and if you’re estimating 25%, you are spending too much.

Other than structural upgrades (which are separate from the design center), many upgrades are best left to after closing. In addition to cost savings and more custom options, doing so allows you to live in the house for awhile and get to know how you use the spaces, how the light plays in each room, etc. And on the structural front, if you’re buying one of the McMansion floor plans so common with TB—no judgment, we bought one—there should be very little need for major structural upgrades other than perhaps an extra bathroom and outdoor living space. I generally think better to do something custom with the backyards though, especially with the smaller lots—a non-TB landscape designer will give you better prices and more options.

Get good, basic stone for your countertops and a clean backsplash without trendy upgrades like waterfall islands, etc. Make sure the floors are attractive. Overall, do not go higher than level 3 finishes. The markup after that isn’t worth it. Always select lighting packages on your own and have them installed after closing.

How much did you end up spending over the base price? Did you also do some immediate upgrades post-closing?

A good agent is key to getting credits/discounts. Not sure about OP, but we feel like we got a good deal. Don’t rely on Toll agents who don’t have your back. We got a good amount “thrown in” thanks to negotiating.

Looks like they removed all Orchard and Windmill options…does anyone know if there will be new models besides the Kolorama? Any new Orchards?

Prob not selling due to interest rates. It costs a lot of money to develop land for building. If they can’t move the smallest model, the biggest are in trouble.
And right now new builds in close in Bethesda are going for 1.6-2.2m.

Couple months back they were planning on more orchards/windmills once the lots were developed/roads paved, but who knows now. Probably on hold indefinitely until the buyers come back.

I heard that demand for Windmills much stronger than for the smaller homes, but they need to get the roads in before they sell them.
