Are these H St. NE / Capitol Hill houses priced appropriately?

It's marketed to flippers but priced within reach of someone who would actually want to live there. If flipped, can this block handle a $2M rowhouse? Or would it get a tacky pop-up and be sold as separate condos?

This just went contingent.

For that much money I'd want off-street parking in that part of town. Street parking there has to be miserable, especially on weekends. Yeah, it's close to Metro, but Metro is a tire fire these days.

I dunno, this seems like it's a bit high for only two bedrooms and the aforementioned quibbles. Been on the market for 8 days now.

This got a price cut before it was taken off the market.

Seems like the houses with issues are sitting longer these days, which isn't super surprising.

It's now back on the market at $950k, which I believe is more than it was when they took it off the market.

It’s a nice tree lined street of charming homes, it’s not going to stay on market for long.

And street parking isn't horrible on that section of the 7th.

D and 11th is Capitol Hill or Lincoln Park or Hill East or something else?

All of the above depending on who you talk to

This house, around the corner, is also Eastern-Mkt-adjacent, do you think it is also noisy on Saturday nights, if that’s what PP is suggesting? Seems like a
quiet street.

Lincoln Park is in Capitol Hill and serves as an unofficial boundary between Capitol Hill and Hill East (my opinion, but one shared by most of my neighbors as well). I generally think of things east of Lincoln Park as "Hill East" and things west of it as "Capitol Hill."

I'd consider 11th and D NE to be Capitol Hill for sure, and is close enough to the park to be Lincoln Park. I have also heard people in this area say they live "near H Street" though since it's south of Maryland I think that's a stretch.

11th and D SE would be described by most as Eastern Market, but I'd also consider it Capitol Hill (Eastern Market is contained by Capitol Hill) and you could describe it as in the Lincoln Park neighborhood as well.

I think PP was talking specifically about how hard it can be to park near Eastern Market on the weekends, and that is 100% true. If you drive a lot and want to be able to park on your block on a Saturday, that will be hard to do on 7th street. The South Carolina Ave house would be easier.

Eastern Market does not have major noise issues because even the bars and restaurants tend to attract and older, sleepier crowd. You do get complaints about noise and rowdy behavior from people who live right off of Barracks Row though. But for some reason this rarely seems to migrate north across Mass Ave.

I tend to think of Capitol Hill proper as anything in the historic district. That would put 11th & D NE and SE both in Capitol Hill, although you're right that many people would say that the latter is Eastern Market to give it a more specific location.

The historic district goes about a block east of Lincoln Park (which is obvious from the change in the sidewalks), and I do think that block of E. Capitol looks more like Capitol Hill than Hill East. Otherwise, though, Lincoln Park is a pretty good rule-of-thumb boundary.

Ah, thank you for explaining, very helpful.

Would love thoughts on the South Carolina house itself.
