And evidently, despite your complaints, MoCo is still an extremely desirable place to live with great services as demonstrated by the fact that your house has gone up in value so much. And as a percent of the budget, school spending has gone down over time. You almost certainly are MAGA to be making complaints like this, even if you don't think of yourself using that label.

Covid drove up housing prices, not the warmth of the county. the fact that MOCO was one of the last counties in the country to open back up, and supported covid hysteria drove up housing in all areas, not just the ones you mentioned.

but thats besides the point. Property tax isnt an unrealized capital gains tax. its supposed to support the basic services of the county, not find a way for the state to put you in financial distress.

So our property tax increased 100%, and yet Elrich still needs a special property tax assessment on that of the increases to. fund MCPS capital projects. How can he literally double the income from this and still be in the red. this is mismanagement of our money, not to mention none of our basic services have improved.

I respect everyone's right to their viewpoints and policy. Including yours.

But as someone who works on the inside, let me tell you, your vision won't work unless money and expenditures are handled intelligently and responsibly on the inside. And they aren't. So this system is due to fail. Any super-high need system that requires more than just competence, but actual excellence, is doomed to fail. We aren't ready for socialism yet. In fact, we are less ready now than we were 15 years ago.

It's strange that you don't see the relationship between the quality of schools and your house value. People flock to MoCo specifically for the schools. Yet you think teachers shouldn't have gotten a raise in the past 10 years? Astonishing. Do you think the schools would have maintained the same quality if teachers fled due to a 10-year pay freeze? And if teachers fled and the schools decreased in quality, do you think your property value would have risen by 90%?

If you're really having trouble affording your property taxes, despite a 90% gain in your property value, then consider a cash out refi or a reverse mortgage. But my hunch is that when your house is worth, say, $1.5 million (up from $800K 10 years ago), you can afford the $15K tax bill without doing a refi or a reverse mortgage, but you just like to complain.

I get it, you're the same guy who loves Tysons mall. For whatever reason, you enjoy starting these threads to complain about everything about MoCo. Please take you 90% property value gain and just move to Nova. But you're going to be disappointed to learn that the Arlington/Fairfax property tax rate is higher (you can live near data centers in Loudoun if low property taxes are your priority).

no, b/c the relationship doesnt really exist in moco, except maybe the W cluster. Most of moco schools are failing and most kids dont read or do math at grade level. Our county schools are losing more and more students who have gone into home schooling or private school. So I question, why are these raises happening when our schools are failing AND kids are leaving?

and Elrich wants money for school capital projects, schools are already 51% of the budget. if he didnt budget correctly, then he need to cut elsewhere. its not the citizens fault, that these people cant manage.

Suggesting that homeowners should take out loans to pay property taxes is peak absurdity and the mentality of a socialist. For many, our property taxes are more than the principal we are paying on the mortgage. how does this help ANY middle class person who lives here.

Our state(not sure about county) is one of the leaders in negative net migration but yet you demand more taxes.

I only hope enough people are upset that change the outcomes in the election. we've been through enough with this county with Covid and now during a tough economy, they continue to put the burden on the back of homeowners.

And landlords won't have to pass the huge elrich property tax increase on to renters.

The plan is to drive out anyone with high earners. That leaves the middle class as the high earners. After all, there are more of them to tax and they don't have the ear of the local politicians.

The income tax proposal is progressive. Lower earners would be taxed less than they are now. And less than higher-earners. We are shifting less tax burden onto wage earnings, not more.

The income tax proposal is progressive. Lower earners would be taxed less than they are now. And less than higher-earners. We are shifting less tax burden onto wage earnings, not more.


Overall, anyone who owns the house they live in will pay more in taxes. That’s at any income level. The increase in a homeowner’s tax burden is HIGHER the less money they make. That’s regressive.

On a percentage basis, the effective tax rate goes up more under NFG’s proposal for cheaper houses than it would under Elrich’s proposal. That makes the property tax portion of her proposal more regressive than Elrich’s proposal.

Finally, investment properties see no tax increase at all. If you raise taxes on workers but don’t raise taxes on capital assets, that’s regressive.
