| For me, it would be a huge selling point. Some people wouldn't care though. |
| It was a huge selling point when purchasing our house and we now use it more than any other room in the house (from about April - October). |

We love our screened porch!
I have no idea if it added to the dollar value of our house, but it definitely added value to our experience of living in our house, which would be the reason to add one if you are considering it. |
Yes! Check the windows out - they are really cool. They are 4 separate windows on tracks that slide down (or up) so that you basically have full screen as well when the windows are down. Gives you the best of both worlds. Full screened in porch whenever you want it and windows when weather is bad. |
My in laws added these (or one very similar to these kinds of windows) to their screened porch on a lake a few years ago. They love it (but don’t seem to use the porch much) but I preferred when the porch just had screens. So far, at least one maybe two of the “windows” broke so had to have someone come out and fix it. I think it was still under warranty, not sure. Personally I would add just a normal screened porch not one with these windows because I don’t think it’s worth the cost for me, but my in laws say they like them. Their lake house is also 4000 square feet so I don’t understand why they needed to have another all year round room. |
| A screened porch is my DREAM always has been. We did not buy a house with one as pickings are slim and I am so sad at the exorbitant pricing to add one. I grew up much less affluent than I am, and my parents were able to get a screen porch addition in the 80’s after buying a new build house. Prices are so crazy here we can’t afford one despite having higher pay jobs and more income. It’s crazy! |

We have a giant screened porch that the prior owner added when expanding the (originally 1500 ft) house. We originally planned to enclose it and expand the small original kitchen into it and maybe add an office. But we've enjoyed it so much, and use it so much, that we decided to just deal with a small kitchen (even though I cook twice a day). The kids (lower elementary) love it. They spend a ton of time out there. We put a hammock on the porch, so they are always using that or camping chairs, and we have a beat-up old dining room table and chairs out there that the kids use to do messy art activities. Kinetic sand, painting, those archeology kits that create tons of sand - all done outside on the porch. We eat dinner out there on the nights we use the grill, and any time we have family or friends over, they love eating on the porch. Needless to say it was also very useful during covid. We moved here in early 2021 and all social activities were conducted on the porch, even in summer and winter, for at least a year. And we use it even when it rains - it's big enough that you can push the furniture back a bit and not be in the direct line of rain unless the wind is very strong.
That said, not sure I'd have built it just for resale. Build it only if you yourself will use it! It will be a bonus for buyers but probably not a "must have." |
| I love my screened porch! I use it all the time. |
| I have a 500sf screen porch it is very nice, cost an extra 10k to build when we added it to our new build plans. We later added motorized screens that costed about 10k |

Screen porch goals, Nantucket edition. |
+1 We had a Similar quote recently. It’s crazy. Pre-pandemic in 2019, it was $50K. Shooting myself for not doing it then. Not proceeding either. |

It’s pretty important in this area where we have a lot of mosquitoes and other summer bugs that make the summers pretty miserable.
I have two young kids and a covered porch, but no screens. Would definitely move your house up my list if I was looking to buy, |

We just bought a house with a heated glassed in porch that opens to a deck. Since it's heated it's usable year round, though in the summer it's very warm in the afternoons, but OK with windows and fan going.
I think that without this room the house would have been worth less, because it's usable square footage and it's actually useful. For a screened in porch I would not have felt the same way. |
We have heaters and fans so we use our screen porch year round. I love having coffee out there in the winter under a cozy blanket. |
| I wouldn't buy a house without one. |
