And we use it even when it rains - it's big enough that you can push the furniture back a bit and not be in the direct line of rain unless the wind is very strong. That said, not sure I'd have built it just for resale. Build it only if you yourself will use it! It will be a bonus for buyers but probably not a "must have."[/quote]
