Does adding screen porch increase home value?

We have a screen porch on a corner lot. Watching movies on the big screen while it rains around us. Blankets to keep us warm, with a sectional and rod iron dining table. We love it and is one of the reasons we bought our house. Very social area.

It’s my dream. My parents had one in each of their three houses over the past 30 years and I have such fond memories of family dinners, watching sports with my dad, taking after school naps, etc on the porch. After reading this thread I’m starting to despair about ever adding one though!

I would love one! Don't know if it would increase selling price or not. Given housing prices, I would not have been able to afford the price of my house PLUS a premium for a screened porch. Which is to say, it's a really, really nice to have item - as long as I'm also getting the basic house I need for a price I can afford. That may somewhat depend on the market in your specific area.
