I dont think so. We will have a major home market crash in the near future. By the time phase 2 is out, they will need to offer big discounts. If you build a parkhurst rn on the available lot, it would cost 2.6 million for fully something fully upgraded like the previous palatine model. 1.84 base, 400k in design, 65k homesite premium, 300k in stuctural. After that of course we would want a finished backyard and woukd spend another 100k on that. So 2.7 million for north potomac which is a lot of money for us. And not that we cant afford it. If we were to try and sell a house at that price after any amount if time I wont get 2.7 million for it. Probably 2.2-2.3 million. Meaning I will have a 400-500k loss.

The sales team in planning for quick move ins for phase 2. These will allow them to give free structural options without giving a discount on the base price. I hope by then I can get a kalorama for 2.3-2.4 million fully upgraded.

I hear you, but respectfully disagree. I’ve bought in Mt Prospect and can say that design center will not cost more than 150k, and that’s with high end options. Structural, yes, that can add up. But design center isn’t anywhere near 400k. Also, you have to go in with a good agent…we saved a decent amount and got some “freebies” as did our neighbors. I think 65k for premium is a little low though…more like 100k-125k based on what recent buyers paid for premiums. Either way, I agree that the market is turning and buyers will have more leverage.

I wish I could get some idea of the design center pricing before purchasing. I think I will just wait and hope for getting something like the Kalorama model closer to 2.2-2.4 million.


I don’t think model had 400k in design center upgrades. The only things you pick there are things like tiles, faucets, countertops, appliances etc. The real cost comes from structural upgrades which is done before design center. That’s where I think Palatine had 400k in upgrades (staircase, elevator, prep kitchen, finished basement, extra balcony etc). Maybe someone who bought one of the larger homes can comment though

Based on my conversations with the sales team (the saleswoman who explained this is no longer there), the Palatine model home had about $250 to $400k in upgrades. Floors, for example, would alone be around $100k for that size home and the quality installed. The upgrade kitchen was about $50k (appliance package). Each bathroom and the kitchen had the highest quality counters which is another $50k. It also has really nice light fixtures throughout, bathroom tiles, laundry room tiles, etc. Structural was easily $400k if not more - basement, prep kitchen, luxury outdoor living, above garage bedroom with bathroom, floating stairs, upgraded master bathroom, elevator, etc. The backyard was $200k on its own.

Those two lots sold fast. Seems like there’s plenty of demand for building a new home in this area.

No idea if that will translate to resale. Still, I don’t think many people are buying into a community like this with the idea of a short stay. When you spend a year building a 1.8 to 2.5 million dollar home, I think you hope to stay a while.

honestly, the two homes they have right now for the Windmills are not that huge. Went in one the other day- the bedrooms are so small.

Personally, the Orchard (Patterson) model is a good choice. but God knows when they will build them.. there are supposed to be 5 more ..
