Opinions on this Oakton property in a horsey community? Aside from the fact that it’s probably the least desirable house in a very, very desirable community? And totally needs updating.

I'm Gen-X. Feels like it would be easy to live in while renovating slowly.
The exterior is plain with no real style and that probably can't be fixed with cosmetic touches. The four front window look too small. |
| Dated, commute to DC would be unbearable. Is it on septic? If so, nope. Schools are not that great. For that amount of money, I'd get something in mclean or falls church 22043 or 22046 in Mclean HS. Inside the beltway, much better schools, easier commute. |
You aren't going to get that amount of land (and certainly not a horse paddock and barn) in Falls Church or Mclean for anywhere near 1.2M. |
This is exactly what I was thinking -- maybe even do this and flip it. Exterior could be jazzed up a tiny bit with landscaping, but yeah, it's an ugly facade and kind of is what it is. |
Correct and 99% of people don’t want that. Are you advertising to the house people? The horse people want Middleburg and/or fancy house. This is a tear down but priced as move in ready. |
Op here. I do think you are onto something with this. This simply is not a house that people buying in that development are going to want, and those looking in this neighborhood could afford to knock it down and build. Having driven buy it though, I think I know why that hasn't happened -- it just isn't the perfect lot for that; it's kind of a weird lot and on the periphery of the development. |

We actually looked seriously at this property as a teardown and decided to walk away. It is beautiful land but would be a very involved project to make it work. Would need new well, septic, the list goes on. We loved the community and it's rare to find that amount of acres in such a peaceful setting. I hope someone does it. The house itself was terrifying inside, it is not salvageable at all. The barn itself also needs extensive work. |
| Definitely a tear down or total gut job. Desirable lot, good school district, but not a good location for commuting unless you are going to Reston/Herndon area. The land is where the value is for this property. |

Um, what? Those are all really good schools. What you don't get from Great School Ratings is that the elementary schools in this area are rated low because (a) they're not diverse and (b) the test scores aren't improving, not because the teaching is bad, but because there isn't a whole lot of room for improvement when the scores are already high. It's really stupid and yet another reason why people shouldn't look at Great School Ratings. Nobody looking at houses in Oakton is looking at houses in McLean and Falls Church. People that move out West are doing so for the space - more house and more land for your money. This house is overpriced, absolutely, but someone looking at this type of house isn't going to find what they want in 22043 and 22056. Also the people looking in that area don't work in DC, they telework or they work in Reston or Loudon County. |
