Why has this property been on the market for so long?

That house is a hodgepodge of poor design choices and no attention to detail. The value is in the land. For that price, I want my 80's mirrored closet doors functional, not propped up against the wall in the closet.

This is one of the ugliest house I've seen, especially for that price range.

The house has good bones, but seriously, take some professional shots, actually replace that closet door and stage the place. Put a little effort in.

It is basically a tear down, so it is overpriced. The structure of the house makes it completely uneconomical to renovate the exterior and interior to match modern preferences. The upper limit for a lot of this size in Oakton is probably around 700-800k. Contact some home builders and see what they would pay for it as a tear down.

Not sure why you're throwing out random numbers.. there hasn't been a sale in the last year under 975k in the area if you don't count the ones on vale rd.

All of the above comments are true price, location, photos, carpet, and grime. But I would add that that is a huge lawn to maintain and also the roads there - Vale Rd. are really dangerous. It's like a poor man's Great Falls.

Lower the price, take new photos, remove the carpet.

This is not a random number. I looked at Redfin for lots and houses that were recently torn down. Most 2 acre lots in Oakton are selling in the the 600k. I was saying that you might be able to get 700-800k since it is part of an equestrian community. It is definitely a tear down, and no one will pay even a million dollars for that house. The sooner you accept that, the sooner you will be able to sell this property.

650 or 700k is still 60-70% more than what it sold for in 2001 after adjusting for inflation, so it’s not like you are losing money on it.

We are looking for a lot like that at that price point. This house needs a lot of updating/ renovation. It’s at a pretty high price point for a house that most people searching at that price aren’t going to want to put 200k into.
