I received an email stating they released lots 91 and 92, but they don’t show where these lots are. There is no info besides starting price of 10k and 30k premiums. |
There are total of 87 lots in the Phase 1 community. There are also 9 additional lots (no assigned numbers) in sticks of threes (presumably the MPDU houses; those would correspond to lots 88 through 96). |

I just looked on the county website and it doesn't appear any MDPU homes are for sale in Mt. Prospect? |
There will definitely be MPDU’s at Mt Prospect per county requirements. Not sure why they aren’t being more transparent with the lots though. |

That makes more sense…still doesn’t help me figure out where lots 91/92 are though. Am I just not looking in the right place on the website? So frustrating they would release lots but not show where they are! |
It appears that two of the Hamlets under construction now have a shared wall between their garages. Does anyone know how if the future Hamlets will have a similar setup? I'd be concerned about resale down the road against truly detached single family homes. |
Some of the Hamlets have three car garages; those have a shared garage wall. There are other Hamlets with two car garages; those do not have a shared wall. The county required adequate parking spaces in the community and three car garages in some of the homes. |
At least in the first phase, non-connected Hamlets could also choose to add a 3rd car garage as part of the structural options. All of the connected Hamlets had to have 3 car garages though. |
I personally am not concerned about the attached garage wall, but I think the resale fear is an understandable one. With the base price, most folks will likely pay around 1.3 or 1.4 for a home some may see as “townhouse light” in an area that a lot of folks move to for SFH (almost exclusively in that price range, obviously).
I actually like the Hamlet floor plans better than the others—feels more livable for a single-generation family and less McMansion-y—but can understand the hesitation. |
The resale value of the attached Hamlets was our concern too. We really liked the Travilah model house and almost went with a Hamlet, but decided on the Orchard after reading this part on the Montgomery County Planning Dept. plans for Mt. Prospect: "The development layout creates a series of higher density hamlets within the central portion of the Property, including the 66 proposed attached dwelling units, and some of the detached dwelling units located on smaller lots." |
