Developer EYA announced in late October that all 104 townhouses in Tysons Ridge have been sold, months ahead of the anticipated completion of construction. The homes started in the $800,000s, but the final available unit — an “Evanston” model with four bedrooms, 4.5 baths, a private elevator and a loft with a rooftop terrace — was priced at nearly $1.7 million, according to marketing emails. “All homes are now sold,” EYA New Home Advisor Tara Rosenberg confirmed to FFXnow by email. “Completion of construction/all settlements is projected for about June/July of 2025.” |

We get it, you're obsessed with your new neighborhood. I hope you and all the other families moving in there enjoy the tiny playground and traffic, and good luck getting out of the neighborhood!

| I checked out these units and they are worst combo of density and I walkable development. That road is so busy that it will be almost impossible to leave the neighborhood during rush hour and there is almost nothing to walk to nearby the development. |

Something I did not ever see coming, having lived here for many years -- someone obsessed, in a positive way, at the prospect of living in Pimmit Hills. |

It is a nightmare getting out of there, even with the service road/lights. We almost bought in the townhouses across the street/next to Marshall and after visiting during rush house and school dismissal a few times, we decided that it would be really horrible getting in and out of the neighborhood and bought in the community off of Idylwood - much easier to get in and out of.
It's also frustrating that it is so close to things but not walkable. I mean, I guess you could walk across the office parking lot and get to the library and playground, but cars speed through that parking lot, it's not very safe. I would NOT try to walk to Trader Joe's, it's not safe at all. |

You would not walk .5 miles on a sidewalk, to and from the grocery store? I am pretty neutral on these townhomes, except that I think residential development in that area is a vast improvement over the sad strip mall thing across the street. But the level of hate on here for them is unreal. You sound like 75 year olds planning your run to the Geriatric Giant in McLean later today. |

I think this is a very convenient location (very short drive to Tyson’s, Vienna, Merrifield, Dunn Lorring, and Falls Church City) for those who work in Fairfax, but I don’t find it particularly walkable due to the busy streets. If pay $1.25M for a townhouse, I would prefer that it be walkable (under 0.5 mile) to a metro station or a large park and grocery store, without having to cross any busy streets. I do think these townhouses, when first introduced, were very fairly priced and probably a good value. People who got in early paid $100K to $200K less than those who got in recently. I would not be a buyer at thr prices EYA has been asking for the last year or so. |
I live in the neighborhood and I think this is too precious. That parking lot barely has any traffic at all. You can easily walk to the library, trader Joe strip mall and WF across the street with its many eateries. High school is across the street . By suburban standards, this is not bad at all. You can also use the back roads to get to rt 7 from pimmit hills, which is quite easy. |
