New townhome development in Pimmit Hills has fully sold out

I am pretty neutral on these townhomes, except that I think residential development in that area is a vast improvement over the sad strip mall thing across the street. But the level of hate on here for them is unreal. You sound like 75 year olds planning your run to the Geriatric Giant in McLean later today.


I've tried to walk from the library to Trader Joe's with my kids and nearly got run over twice.

I live in the neighborhood and I think this is too precious. That parking lot barely has any traffic at all. You can easily walk to the library, trader Joe strip mall and WF across the street with its many eateries. High school is across the street . By suburban standards, this is not bad at all. You can also use the back roads to get to rt 7 from pimmit hills, which is quite easy.


That's why we see SO many people out and about walking around with their kids, right?

To be fair, closing has not yet occurred on a large portion of these units. Construction won’t be completed on the rear units until 2025.

Some of those units went for $1.7m! That’s what I find shocking. It’s walkable to the library, but the parking lot to Trader Joe’s is not pedestrian safe. It’s almost better to cut through the Peach Tree apartments into Pimmit Hills to access from Paxton, but that doubles the distance. The location would be a lot better if they opened the service road to access Lisle Ave, but I’m sure people would fight that to avoid making that area a cut through.

I’m glad that area is getting developed as it makes it more likely the areas in Vienna further west near Wolf Trap will get reassigned from Marshall to Madison or Langley.

Very odd. I have done it many times. There is a sidewalk the whole way except crossing the parking lot at Trader Joe’s.

Very odd. I have done it many times. There is a sidewalk the whole way except crossing the parking lot at Trader Joe’s.

DP, but that intersection is the problem. Cars are merging both from the TJ parking lot and the Peach Orchard lot so they can turn left on 7. That congestion leads to a lot of distracted/questionable driving choices. Whenever we walk from the library, we cut through the apartments to cross near the coffee shop, but even that isn’t ideal way to avoid traffic trying to get to that light.

That parking lot is a nightmare, and it sure won't get any better with the added pop density.

We immediately ruled out Pimmit Hills when searching for a home because it's not walkable and you can't go anywhere without dealing with huge amounts of traffic. That route 7/495 interchange is a nightmare. I can't believe the prices on those units!

Another townhouse community is coming right next door to the Tyson’s Ridge community, replacing the healthcare services building next to the Pimmit Regional Library.

This is funny to me because we chose Pimmit Hills for its easy access, but we very rarely use that 7/495 interchange that this development is saddled to. We access 267/495-N from the 123 and 66/495-S via 7. And it’s walkable to us in that we can walk to the metro (or take a bus), the library, Trader Joe’s, Wegmans, and all the new restaurants in capital one center/idlywood plaza within 1-1.5 miles.
