There was a great Odd Lots podcast last week with a provocative thesis: regulatory over reach in response to the Great Financial Crisis has destroyed the starter home segment. The basic thesis was that GFC-policies have raised the cost of capital on first time home buyers to a level that is higher than the cost of capital for builders/developers.
