Insurance Cancelled!

We received notice that our home insurance is cancelled due to wear on roof, assessed by provider via aerial images. We obtained a copy of the image and there is nothing to our eyes that shows damage / wear. Does having insurance cancelled impact ability to find another provider? Increase in premiums? Will our credit score be impacted by switching to another provider? Is it best to contest cancellation with current provider?

We had this happen because the insurance wanted us to tear down an old shed, and we did tear it down but we failed to send them adequate proof until after they'd cancelled. It was a huge pain to find another insurance provider because the company said they would not write us another policy ever again. Our mortgage rep at our bank ended up helping us find a new policy. The new premiums were about the same, but we had to pay a higher rate for the time during which our coverage lapsed.

It probably has 2-3 years before it needs to be replaced. But is it normal for insurance provider to just outright cancel without prior notice or opportunity to replace roof?

Because insurance companies are bleeding money in climate prone areas and want to get out of there and insulate from potential risk as much as possible. My mother lives in Florida and has had to replace a roof, sewer line, electrical, and host of other things just to keep her policy.

Because insurance companies are bleeding money in climate prone areas and want to get out of there and insulate from potential risk as much as possible. My mother lives in Florida and has had to replace a roof, sewer line, electrical, and host of other things just to keep her policy.

Your comment makes no sense. It wouldve been in the best interest of the insurance company to just require the owners to replace the roof and not lose the premium.

We replaced our old roof last year.

Should we inform our insurer? This is a NWDC rowhouse.

What would be the purpose of preventing an insurance company from gathering information about the condition of the item they are insuring? If we do prevent them – legislatively – insurance companies would be forced to assume the worst and treat every roof as a liability, adjusting all rates up accordingly.
