Yeah, we went with standard carpet on level 2 (will eventually go for hardwood) and level 3 carpet for basement... so, that cut the cost out.

I see, we thought about that, but figured maybe it is better to roll all the cost into the mortgage and be set for years

I tried to cut corners as much as possible. Did Level 4 hardwood on the main level but then in the mudroom, pantry we opted for the standard hardwood..

Also, for the bathrooms we went up to Level 3 tiles only. For example, the Patterson Model Master bathroom is level 2 tile. It is beautiful and so was inspired by this and decided not to go to the higher levels..etc.

we were looking for light EHW and the choices are very limited. We went with light level 2 EHW, but only 5" as opposed to larger which we wanted .. Even with level 2 the price is huge for second floor

Agree.. very limited choices on light color hardwood.

Next we opted for the subway tile level 1 bevel backsplash... initially, we had the quartz but then this was much cheaper...
If you google any new homes nowadays, the subway tile is popular.. so we just opted with that.

You could consider getting the free carpet in the basement and then changing it out before moving in…since it’s a basement, it will be easy to do without the worry of damage or matching stairs/railings etc and will be much cheaper than Toll is offering

Basement is $7k to $9K for LVP depending on model and I think it is a good option to take.

I did... it was not easy to understand.The maps are not labeled with the school names..etc

Windmill prices went up again.. Palatine now @ $1,750,995 !!! It must feel good for folks who got it when it was $1.4m when stupid folks like me were argue if it was worth the price lool

We saved on the design center too by planning to do some of the work post-close. We upgraded the HW the entire 1st floor except for powder room (tile) and only did HW in the loft on the 2nd floor. We figured we could always replace the carpet. Things like cabinetry for the laundry room, etc. we're going to DIY. We splurged on the kitchen counters as we didn't want to damage any cabinets swapping them later. It definitely adds up and we plan to go slow and replace things as we go.

Base price of Renwick model (Windmills) was $1.37 Mil last December, price increased to $1.58 Mil!!!

We are hoping to get in this next month with the new Windmill lot(s) released but with prices ticking up, we are getting worried our budget will be blown faster than we would like. We are debating between the Renwick and Parkhurst. The sales team said that buyers spend, on average, $75k at the design center. Is that realistic? Can Windmill buyers share what they have actually spent at design center (not the structural upgrades)? I recognize everyone has made different selections but just getting some ideas would be helpful as far as what is realistic (and whether $75k is way off or not).
