Bethesda way over asking

I think a lot of DCUM is missing the boat. Housing is a scarce commodity. It isn’t going to improve… ever. Especially in desirable locations. This house went for market value.

Sounds like they flipped it big time and the location is amazing so it’s not surprising. Agreed that bethesda prices won’t come down at least for a while.

In Bethesda, even ugly houses go for 1M+. Even my tiny fixer-upper is worth a million, because it's the price of the land near downtown Bethesda.

There were pics but they've been removed. It looked lovely, but kind of samish for other recent flips? I drive by there regularly and am astonished at the price too.

DP I get that, but I think OP is right that this might legitimately be a mistake. They listed it just over 1m and Redfin currently estimates it’s worth about 1.2m. Considering the size and location, maybe the numbers were inverted and it actually sold for 1.27 rather than 1.72. I’ve seen that happen before. That’s still a ton of money for kind of an unimpressive house. Or maybe it did go for 1.7, in which case, bananas.

No, 1.2 million would be too little for a renovated house in the Whitman area. As crazy as it is, $1.7M is closer to correct than $1.27 million. The Redfin estimate should be ignored here as it heavily considers list price.

That house sold for only $480K in July 2021 in what was a very hot market. That is a crazy price,

I say that as I bought a fixer upper split and I spent over my years of ownership 100K to redo everything. All that was left was new siding and one bathroom left to do when I sold. Even it I went crazy top of line. Maybe 200K. Who in their right mind paid that.

Greentree is a bad location. It is a huge shot cut. Only thing walking distance is the food truck by Georgetown road. A

It looks like a much newer and much bigger house sold last week for 1.6 just a couple blocks away on a quieter street. Either it was a REALLY nice flip (I didn’t see the inside pictures) or something weird happened.

Upgraded kitchen and baths. Smaller master bath off of bedroom. 3 bedrooms upstairs and one bedroom in lower level. Open floor plan on main level.

I can see the appeal and it does look like they did a lot of work (though not 1.2m worth of work). Shrug. I maintain that this is one of those prices that truly makes me wonder if there was a mistake because it is so out of line with neighborhood comps. But at the same time, it’s an unusual house and all you need are two rich people who both REALLY want it to get the price up there.
