Bethesda way over asking

I can see the appeal and it does look like they did a lot of work (though not 1.2m worth of work). Shrug. I maintain that this is one of those prices that truly makes me wonder if there was a mistake because it is so out of line with neighborhood comps. But at the same time, it’s an unusual house and all you need are two rich people who both REALLY want it to get the price up there.


what is unusual about it? Nothing is. Just do a redfin look up at that price point of homes sold last three months. Plenty sold in that price point that were way better. Just a split on a busy street not walking distance to anything. Hell I rather buy a Mansion with a pool further out for 1.4 million and a little pied a tier condo in DC for 400K with my 1.8 million

I don't think this is a mistake. It's in a great school district, recently renovated, and there are so few other options at this price point.

There are TONS of options at that price point. It was marked up 1.3 million since 2021 sale!!! With no addition.

The 2021 sale was obviously way below market value - I wouldn't put much trust in that.

A number of the houses you linked to will go way above the asking price. I'm a little surprised the Maple Avenue one hasn't sold yet - looks like a good deal, although it's got a view of a parking lot and not much of a yard. Based on the street view, you also have to live next door to the listing agent's office.

The $1.72 million is either a mistake or somebody was desperate.

The asking price is what's throwing you off OP. They WAY underpriced it. The strategy worked! This is a fair price for that house in that location.

Same thing happened here - and everyone was astonished and up in arms over it on this forum

The Fallen Oak one was discussed here - the Greentree one is significantly better than it. Fallen Oak is less attractive, less renovated, not much bigger (with fewer bathrooms), does not have nearly as nice of a lot and, most important, has a really strange/scary drainage pond out front.

You can't be serious. The Oregon Ave house has several comps that sold for similar amounts. This one does not.

This house is a disaster. It actually barely is on Greentree which is the only thing going for it. It has this ditch for a yard and the renovation was totally subpar.

You can't be serious if you think this location doesn't command the same price if not more than the Oregon Ave location. At least with the Greentree location you don't have to resort to private schools as your only option.
