Bidding War Near Sidwell?

Seems priced for a bidding war. We went through. Pretty nice. Great yard. Quiet street. No way we can keep pace with the high rollers in this city and we certainly can’t pay cash. What do y’all think it will go for?

I don’t know… the kitchen is very high end but wasn’t it renovated a while ago? And the windows in the house are old. I would expect $2.5 to be bigger and/or in better condition.

Nice lot and plenty of room to expand or even add a pool should the buyer wish. I think it’s going to go for 2.6 the way the market has been going. It’s in great shape, very well maintained.

I’d make bedroom 2 the primary, and bedroom 4 the office, so that bathroom would be my own. Then stick the kids in 1 and 3 and let them share a bathroom…

PS the windows are old but they seem like they are in good shape. The lower level is a true walkout which is kind of hard to find.

Exactly what I was thinking.

Attic space is large and could totally be made into livable space.Owners use it for storage but I went up and it could be absolutely renovated and used for another bedroom, big primary suite, office, guest quarters, etc.

I swoon at the thought of my kids being able to roll out of bed 10 minutes before school starts and run right on over. I’m willing to pay extra to avoid carpool.

My sister bid on this house. I’m started to think she didn’t bid nearly enough. It’s the 8th house they’ve bid on so they’re used to rejection at this point.

We ended up declining to see this house even though it looks almost perfect. I drove by on a weekday. The street and Tilden were completely packed with cars. Every available inch was taken. Teachers! I can only imagine the tetris that happens every morning and afternoon. Ruined the quiet, dead-end, kids can play in the street vibe for us. That said, the house will definitely go way over asking.

At ask or just below. This house is not particularly special and it’s immediately across from a school.

And the new DC income tax rates aren’t making buying high in DC more appealing…

What did she bid? (House is under contract now.)
