What made this house so valuable? I want to understand as a buyer who is getting priced out of the market around the $2.3 mark.

Add: possibilities for easy expansion (attic large enough to be made into a true owner’s suite or other living area) and the house has been very well-maintained

We bid on this house because of the proximity to the new pool/tennis/playground near Hearst, not to mention the house itself was really beautiful and well laid out. Our offer included escalations with a cap of $2.8 and we still lost. We were disappointed to not get the house but there was no way in good conscience we could pay $3 million for this house, even in this market.

Where is the attic access? From the floorplan, it doesn't look like there are fixed stairs, which would be a huge expense and there's no obvious place for them in the layout.

This house sold for $1.65M in 2015. It sold off market, so we don't have pictures, but based on the 2015 description of an "open kitchen" I doubt it was renovated. In other words, the sellers are making 1-1.5 million in 7 years for doing little to no work. People should remember that the market in 2015 was also strong. This sale is really crazy.

Do you know how long the neighborhood fought against the pool. I have an email from 2014! The fact that it is now a selling point is hilarious

Not in the market, but that is a really nice house.

Not sure what happened to some of the posts that were in this thread, but to the person who lost on Idaho and bid on Upton - did you get Upton?
