OP, the commute from most, probably all, parts of Glendale is less than an hour. The nicer areas are farther out. I'm not a fan of the city, would prefer Pasadena but the public schools in Pasadena are pretty sketchy all around.

I should add that I know some pretty well off people in LA and almost none of them have a 4br house.

Well, I wouldn't either, which is why I am here on the east coast and not there in that madness. But what would you suggest if the commute is to downtown LA and they want a house and good school district. Frankly there isn't anything.

Yes, you clearly don't know LA. It can easily take 45 minutes to go from Santa Monica to Westwood (so halfway to downtown) and that distance is only 5 miles.



The Santa Monica freeway is horrible now. And nothing in Santa Monica is affordable.

This is not a typical price for Rancho PV. It's on the auction block starting at $700K. Plus currently, it is not rush hour.



I know partners in law firms who live there - they often sleep on their couches. No point in trying to get home.

What about Hancock Park? It's expensive but you can get into town (now) in an hour if traffic isn't too horrendous. I think everyone there goes to private school (The Harvard School, etc.)

Hancock Park is about a half hour but the houses will be over $1m, maybe closer to $2m.
