you can find what you are looking for in monterey park and other SGV towns, however you would have to be ok with living in a place that is over 50% asian.

Good money, but it won't go far on LA. And the schools are generally awful, with the exception of the amazing state colleges.

Coming from Fairfax. I work in the District and commute about an hour now. DH currently works in Tysons and has 20-min commute. Current HHI is $260k, not sure about there.

My daughter has a 3?bedroom house the size of a condo in oceanside that cost $450k.

san marino, arcadia, diamond bar, la canada are all quite decent schools.

But as I said, I think if OP wants what she's looking for she has to be comfortable with living around a high # of asians as she's priced out of the west side.

I don't think OP was considering an 85 mile commute--EACH WAY IN LA TRAFFIC!

OP, its going to be hard, but I would focus on smaller house in the Pasadena area or possibly Long Beach--schools everywhere are hit and miss, but there are very good ones around (look for magnets too).

No, but hello---oside is a hell of a lot cheaper than LA and prices here are still thru the roof. Don't think you will find what you want, plus the schools are----interesting.

Rush hour traffic is long.
Morning traffic can start as early as 6/630 and end way past 9am.

Evening rush hour can start as early as 4/430 and go past 7pm.

Don't count on normal rush hour traffic. Also its not how far out but in which direction you are driving.

Santa Clarita driving south in the morning and north in the evening sucks bad but so does east side of la going into the city in the morning and away in the evening.

I currently live in southern Pasadena and work in Burbank. Its 15 miles but some days can take 45 mins on a good day of traffic.

All 3 of those are in Orange County. Although the distance to LA is not horrible (50 miles) the traffic will KILL him. no way.

there are a lot of options for you in the LA area but be prepared for a lot of traffic no matter where you live.

Other than North Hollywood, don't think any of these would allow for an hour commute to downtown.

Traffic is horrendous and you won't get the place you want for $700K in a nice neighborhood. Transitional maybe - but that is always risky; do you have kids? If so, a transitional neighborhood is probably not ideal.
