This is not a typical price for Rancho PV. It's on the auction block starting at $700K. Plus currently, it is not rush hour.

What is your source for your commute time? Have you ever lived in LA? Just looking at the first page or two, many listings are south of the airport and definitely more than an hour commute. Others are in the valley and therefore over an hour. Some look to be in the South Central area -- don't think OP wants to live there.

My source for drive times is Google maps. You can have Google maps to show driving times including current traffic conditions. And from my personal experience Google drive times are typically over estimated mostly due to most people drive over the speed limited and don't take the recommended rest periods during long drives.

Traffic is simple

It DOESN'T matter how many miles away you are (just drop that from your vocabulary). Its in which direction at what part of the day you are traveling.

I have sat in traffic for 45 mins to go 3 miles and I have made it from big bear to Burbank in 1 hr 45.

Getting into DTLA sucks, really. Side streets suck, freeways suck.

Try just watching traffic patterns and judge what you seem a fair distance.

For me personally I live in Burbank but also work in Burbank so my commute is under 15 mins (unless they are filming which they do a lot on the roads I need to take). But I love Burbank, Glendale, Pasadena, Altadena and Azusa. But the valleys get hot in the summer. Beaches and coastal are cooler.

Also whatever the google maps or map whatever app says. Double it. Seriously if it says it will take you 25 mins, in reality its going to take you 50-60 mins.
Going anywhere near touristy areas, forget about it. You will be stuck in hell between the cars and pedestrian traffic.

Do some research, try to visit (not as tourists but as locals. Rent a house on Airbnb in the area you like). Get up commute during the day, school work, etc.

Also traffic is worse during filming season (or a good chunk of it). During hiatus its still sucks but no it still sucks

I'm the OP. My personal experience, from my commute here, is that google underestimates the time in high-traffic areas. So I would add 25 percent or so to any google estimate in rush hour.

That said, I'm still having a hard time believing it would routinely take an hour to drive the 8 miles between Glendale and downtown LA even in rush hour.

In my experience most people tend to over exaggerate their commute times. It's kine of like fishing and talking about how big the fish was they caught. Crime rates are similar, a tendency to over exaggerate the dangers of neighborhoods you don't live in.

According to this study: http://www.latimes.com/nation/shareitnow/la-sh-top-10-cities-worst-commutes-20131109-dto-htmlstory.html the average LA driver spends 61 hours per year delayed by traffic. Assuming you drive to/from work 5 times a week for at lease 48 weeks a year you commute 5 * 48 * 2 = 480 times. 61 hours = 3,660 minutes. So average delay per commute would be 3,660 / 480 = 7.625 minutes.

I actually livedbin Los angeles and can tell you those drive times are way off on the low side.

I'm also looking for good schools. PP who posted this search, can you please note which communities have good schools? Like 7,8+ on GreatSchools?

Glendale is in the valley, traffic to get over hills into LA proper is always horrific. valley is also super hot, an be 10'to 15 degrees hotter than rest of LA.

when I lived in LA, our apartment was on Westwood boulevard. Would sometimes take 3 lights or 10 minutes to go one block (during afternoon rush). Take a fact finding trip out there, I think you will either have to increase your housing budget, or dh will have to take on a longer commute.

Can DH work longer days for a shorter week? If so, you can probable find something that fits your criteria a little further out if he gets to work early in the morning and leaves later in the day.
