| House was already asking over 200k for what it’s worth, we offered 80k over that and waived all inspections and were going to pay for closing costs. Well we lost. There were only 4 offers including ours. We are a young couple and I am pregnant and so ready to get our life started. I am crushed and feeling all the feelings anger, helplessness, sick. I just feel so stupid I was almost sure we were going to get it.... I know I’ll be ok but it sure doesn’t feel this way right now |

I’m sorry! Normal to feel crushed, but you have to remember that it’s practically a lottery these days. It’s up to chance as to whether a deep pocketed cash buyer is in the mix, and then normal folks just can’t compete.

| I know the feeling. Lost out on 6 houses before getting the 7th. Did all the right things, offered up to 40+% over list, still lost to all-cash offers. You describe my exact feelings of heartbreak, helplessness, and loss. We finally got one that was sitting for a week. But it ended up being the best house and didn’t break our budget. |

| Make sure you contact the listing agent to be the backup buyer if something falls through. That’s how my sister got her dream home. |

| We lost a house years ago during another really hot market and ended up being so, so glad! I can’t tell you how many times over the years we’d think of something about the house and be so glad we didn’t get it. |
| It’s so hard op and the feelings you’re having are all normal. But you really will find another and you will forget about that other home - the one you get will be the right one and it will be hard to imagine it any other way once your kids start growing up in it. |

+1 we were the same a few years ago and it really does come up every once in awhile, how glad we ended up where we are! I’m sure we would have been happy in the other homes too, but that was the ship that didn’t carry us (cheesy but I love that Cheryl strayed quote) and it’s hard to imagine a better life than the one in the cozy home we ended up getting after some heartbreak. |
