I am looking for a good quality builder (does not have to be a well-known one like Classic, SM, MB etc.) who can build a house for around $150/sq ft cost.

Site development on average is about $200k.

You can get a 6000 sf home for $600-700k, definitely. That puts PP at around 800-900k (~$150/sf).

That is totally doable.

Cmon, you're talking full custom home. I think it will be a REAL stretch to do what you want. I'm talking semi custom builder where they already have floorplans available to choose from with the ability to customize somewhat.

Okay, I am the OP. Consider me to be a novice and help me. I am not asking any particular type. I am fine with semi-custom builders. I am unfamiliar with the terminology you can see.

Experienced folks, please suggest options for "architect + builder", "design-build", "semi-custom builder" or something else to build a quality home within a budget.

Semi custom builder is a builder that already has floorplans available with various sets of structural options. Then, beyond those options, you can further customize within the framework of their floorplan (move a wall this way, close up this area, move the kitchen back a few feet, etc). Most of these companies have an "on your lot" program where either you find your own lot and bring it to them and they build the home and develop the lot or they have lots that they bundle in with new home pricing. These companies include Stanley Martin, Mitchell Best, Caruso, Craftmark, etc. The houses typically build a house in the $300-500k range (before options).

Full custom requires coordinating with an architect plus builder. This builder may have some floorplans available but it's mostly a custom job to your specifications. This is much more costly.
