They're around.  I've asked about them on here and they are your run of the mill semi custom home builder.  They'll get you in a home for &gt;$1.1-1.2m.

Site development on average is about $200k.

You can get a 6000 sf home for $600-700k, definitely.  That puts PP at around 800-900k (~$150/sf).
