Classic Homes of Maryland

Most of these companies have an "on your lot" program where either you find your own lot and bring it to them and they build the home and develop the lot or they have lots that they bundle in with new home pricing. These companies include Stanley Martin, Mitchell Best, Caruso, Craftmark, etc. The houses typically build a house in the $300-500k range (before options).

Full custom requires coordinating with an architect plus builder. This builder may have some floorplans available but it's mostly a custom job to your specifications. This is much more costly.

Is there a way to search for semi-custom builders that operate in Maryland?

Classic, Paramount, also Wormald does a lot of work in the Wyngate area. I would consider Classic and Paramount to be low end, Wormald to be mid and Sandy Spring to be high end. I worked with CM Conlan, he is mid->high end. A dream to work with and we used one of his floor plans for another house he built. We were able to customize every finish. I paid around $900k for 5500 square feet.

Honestly, do some legwork. Google, search this forum, etc.

Classic homes always look cheaply made no matter what or how you upgrade.

The $150/sf number is too low for this area. Semi-custom probably starts at $250/sf for many builders.

Talk with Stanley-Martin about building one of their existing designs to get a reality check.

Depends.

You can absolutely build a 3500 SF house (above grade) for $150-170/sf (excluding lot development costs) with these semi custom builders. Sure, if you get SM or M&B, you'll be on the high side, but you can def get in that range.
