| Popular elementary schools are Ft Hunt, Stratford and Waynewood. Houses in 22309 are less expensive but further from river and more people send kids to local private schools. Nice neighborhood feel, esp. on Ft Hunt road (Village hardware & old time variety store). Commute along the River is nice but it slows down going though old town. |

Have lived here for 8 years and absolutely love it. We're in 22307 and are zoned for Belle View Elementary, and plan to send our toddler there when the time comes. We have plenty of friends in the neighborhood who have kids in the publics and are happy with them. And all the neighborhoods around here do seem to be really friendly. DH and I certainly had no trouble at all making friends when we moved here (and I'm a very shy person).
Plus as a PP mentioned, Ft. Hunt Rd. has a lot of great shops. The variety store is fantastic and both the Belle View and Hollin Hall Safeways are very good. Plus, being next to the Mt. Vernon Trail is great. So much nature, you'd never know Rt. 1 and DC were so close by. It's really pretty and relaxing down here. Also you can get a great view over the river of rocket launches from Wallops, which was an unexpected side benefit for us.

We absolutely love it. Pre-covid, my husband commuted to NE DC and I commuted to Falls Church and the community feel was so worth the commute to us. Plus its 5-10 mins into Old Town on the weekends and tons to do. I don't mind having a little bit of longer weekday commute, but need to not be 20 minutes from restaurants/farmers markets/shops like in some parts of Fairfax county. Its like a small town feel but really close to stuff.

| Very family friendly, close to Old Town which is undergoing a lot of new development despite covid. Peaceful on weekends despite being so close to the city. You really feel far away but are still close. Waynewood is a great neighborhood. |
