| if you want a relatively easy commute into dc via the GW or a very easy pentagon commute and want a single family home in a family friendly neighborhood for that budget, there aren't many better options |
This. |
How is it relatively easy to commute into DC when the GW Parkway dumps you into Old Town first? Do people get on 495 and then go up 295? Seems like that might be good if you were working near Union Station or the Capitol. If you're working further west closer to Foggy Bottom or the White House, that doesn't seem so convenient. |
Who knows what commuting is going to be like going forward. If 10% of the people who used to commute work from home each, traffic will be a breeze. |

It's great for larger families, and you will not be *that* family with all the (3) kids here. We've lived in 22308 and 22307 and our immediate streets both had more than half families with 3+ kids.
At 800k you'll probably be priced out of Waynewood & Hollin Hills, but Riverside/Stratford and Hollindale might work. You could get much more house in 22309 but we preferred the convenience of 22307 and 22308 (much quicker to OT and DC). It's quiet, good access to green space, very family-friendly and doesn't feel crowded. You have good access to amenities but can still avoid the worst of the suburban sprawl and traffic - easy to stick to the peninsula for daily errands, school, activities, recreation - no need to deal with beltway or the more central fairfax slowdowns. |
Here we go again. Making everything about race when it has nothing do to with race! |
Yes, it does. The same UMC white kids who excel at Waynewood and Stratford continue to excel at Sandburg and West Potomac. So, if you say 'route 1 schools, ew' it's because you have some reason to think that people who live along Rt 1 (for those who are new to the discussion, are generally POC, heavily Latin immigrant population) should not be near your snowflake. |
This, schools around here have bad greatschools scores directly in proportion to their farms rates. The kids who do well in ES continue to do well through middle and high school. |
NP here. The above is relevant. It's relevant for Op to know --- if any of your kids aren't invited-in to the AAP program, they will have a much different experience. Op, know the likelihood for all of your children, or be very unhappy in MS & HS. |
| Route 1 schools are the schools FCPS has given up on. |
| No way, I have school-aged kids. |
Mount Vernon? Maybe. They are spending a ton on money on West Potomac HS outside the normal renovation cycle to build a massive addition to that school. Overcrowded high schools in other parts of the county get peanuts in comparison. |

My goodness, why are the schools ranked so awful on GS in this area?!
Schools in Moco with little diversity and high FARMS numbers have much better GS rankings then West Potomac... Why is it ranked so poor? |
It’s because of the contrast in demographics. GS penalizes if low-income and minority students have a significant difference in test scores and performance than the rest of the school population. As noted above, there is a huge spectrum of students who attend here ranging from recent immigrants who are in need of ESL services to kids with dual fed scientist type parents. |
