Recommend a townhome community in Vienna?

DH and I would like to buy a townhouse in Vienna with 3 bedrooms. We have two small kids (3 and 6 months) and will likely stay for 5-7 years before we move to a SFH. We would love to live close to the main commercial area, but most importantly, we would really like to be around other young families, and near playgrounds and parks. Our budget is 775k. We will each be commuting into DC two days a week.

Don't do it. Buy a house. Speaking as someone with 4 and 6 year olds in a townhouse. If you can afford to buy a house (and for $775K, you can), then buy a HOUSE.

It seems like the houses in our budget need a LOT of work, and we just don't have the bandwidth for that. We'd rather live somewhere where we don't have to worry about tons of maintenance. Right now we're in a two bedroom apartment so a townhouse will feel palatial compared to where we're at now!

I would look in West Falls Church off Westmoreland Street instead. They are well integrated into residential areas that also include single family homes. The townhouse complexes in Vienna for the most part are on the periphery - either on the edge of Tysons or out towards the Vienna Metro off Nutley Street. If you specifically want Vienna, consider the townhouses off Virginia Center Drive that feed into Marshall Road ES and Thoreau MS. You could buy a SFH later that is still zoned to Thoreau (and then either Madison or Oakton HS).

I'm confused....isn't Westmoreland Street in McLean / East Falls Church? Could you clarify which townhouse communities you're referring to in WFC? Thanks!

Westmoreland Square in Falls Church/22043. Don’t see anything listed right now but some past sales have been within your price range.

+1 for the area just north of the metro and a little west is the Country Creek development. It is TEEMING with families and kids! The bus stop in the morning for elementary doubles as a social circles for moms and dads! Great area for kids and families to use the park. Fits your needs very well.

That's a really sterile area, OP. No character at all. I would keep looking.


It’s got loads of character compared to other NOVA neighborhoods in OP’s criteria. A big reason is the adjoining park and the tons of trails running through the area. Clarendon is sterile, this area is definitely not.

It’s got loads of character compared to other NOVA neighborhoods in OP’s criteria. A big reason is the adjoining park and the tons of trails running through the area. Clarendon is sterile, this area is definitely not.


Check it out yourself, OP. It is near a nice park, but it's not a walkable part of Vienna and a developer just stuck dozens of townhouses in an area near the Metro with no character. The Clarendon area is way better, but of course the prices reflect that.

OP here. Our budget is what it is, so there's not a whole lot we can do about that. If there are neighborhoods that you think we would like that fit our budget, I'd love to hear them.

It’s walkable to metro, parks, and the elementary school. Grocery, restaurants, and rec centers are a short drive. Maybe 10 minutes to the Maple Ave drag in Vienna. Off 123, traffic is actually very manageable compared to DC or closer in NOVA. I guess it’s up to you whether it’s worth a few hundred thousand more to be able to walk to a cafe, despite those other conveniences. But again, “sterile” is Clarendon and Ballston - more walkable, yes, but sterile - not this area.

There are a lot of townhome communities on the Tysons side of Vienna that might fit your needs. Close to stores and metro. Lots of families. Prices vary depending on the community and whether or not it has a garage. Look at the areas off Gallows, I think its called Merry Oaks. The townhomes on the other side of Gallows, The Reserve, are probably out of your price range. There are also some nice townhomes off Old Courthouse, on the way to Leesburg Pike, that feed into Westbriar that might work for you.

I agree, a lot of the reasonably priced single family homes in this area need work!
