Virginia Center. Located between the metro station and Nottoway Park. Schools and grocery nearby. Excellent school pyramid. Homes are roughly 2500 sq ft, in good overall shape, and in your price range. +1 for the area just north of the metro and a little west is the Country Creek development.  It is TEEMING with families and kids!  The bus stop in the morning for elementary doubles as a social circles for moms and dads!  Great area for kids and families to use the park.  Fits your needs very well.[/quote]

It’s got loads of character compared to other NOVA neighborhoods in OP’s criteria. A big reason is the adjoining park and the tons of trails running through the area. Clarendon is sterile, this area is definitely not. [/quote]

Check it out yourself, OP.  It is near a nice park, but it's not a walkable part of Vienna and a developer just stuck dozens of townhouses in an area near the Metro with no character.  The Clarendon area is way better, but of course the prices reflect that. [/quote]

It’s walkable to metro, parks, and the elementary school. Grocery, restaurants, and rec centers are a short drive. Maybe 10 minutes to the Maple Ave drag in Vienna. Off 123, traffic is actually very manageable compared to DC or closer in NOVA. I guess it’s up to you whether it’s worth a few hundred thousand more to be able to walk to a cafe, despite those other conveniences. But again, “sterile” is Clarendon and Ballston - more walkable, yes, but sterile - not this area. [/quote]
