[/quote] It’s got loads of character compared to other NOVA neighborhoods in OP’s criteria. A big reason is the adjoining park and the tons of trails running through the area. Clarendon is sterile, this area is definitely not. [/quote] Check it out yourself, OP. It is near a nice park, but it's not a walkable part of Vienna and a developer just stuck dozens of townhouses in an area near the Metro with no character. The Clarendon area is way better, but of course the prices reflect that. [/quote] It’s walkable to metro, parks, and the elementary school. Grocery, restaurants, and rec centers are a short drive. Maybe 10 minutes to the Maple Ave drag in Vienna. Off 123, traffic is actually very manageable compared to DC or closer in NOVA. I guess it’s up to you whether it’s worth a few hundred thousand more to be able to walk to a cafe, despite those other conveniences. But again, “sterile” is Clarendon and Ballston - more walkable, yes, but sterile - not this area. [/quote]
