Recommend a townhome community in Vienna?

Prices vary depending on the community and whether or not it has a garage. Look at the areas off Gallows, I think its called Merry Oaks. The townhomes on the other side of Gallows, The Reserve, are probably out of your price range. There are also some nice townhomes off Old Courthouse, on the way to Leesburg Pike, that feed into Westbriar that might work for you.

I lived in this area for awhile. It's a nice area and worth looking. There are a lot of townhomes on both sides of Gallows right around there. Agree with the PP that Merry Oaks might be a good fit. There are lots of families and on that side of Gallows you are within walking distance of Freedom Hill for elementary and Kilmer MS. Drawback would be that there's not much walkable in terms of commercial/restaurants except along busy roads. But even Tyson's Corner and the Metro can be walked to from there easily. We were living there right as the pandemic started and have walked to everything over there. There are also Madrillon Court townhomes right near Freedom Hill.

There is a townhome community off Center St N that would fit your needs, though there doesn't appear to be a house for sale there right now. Here is an old listing:

I wouldn’t want to commute to DC from there.

I would buy a SFH in West Springfield before I’d buy a townhouse in some drab part of Vienna that costs as much.

OP said they wanted to be near the "main commercial area" which I took to mean Church Street. If they do, indeed, mean Church St, you can't beat this location as it is right next to the W&OD and Church St is maybe a 5 min walk from the neighborhood.

We would love to live close to the main commercial area, but most importantly, we would really like to be around other young families, and near playgrounds and parks. Our budget is 775k. We will each be commuting into DC two days a week.

Thanks for any recommendations!

Virginia Center. Located between the metro station and Nottoway Park. Schools and grocery nearby. Excellent school pyramid. Homes are roughly 2500 sq ft, in good overall shape, and in your price range. +1 for the area just north of the metro and a little west is the Country Creek development. It is TEEMING with families and kids! The bus stop in the morning for elementary doubles as a social circles for moms and dads! Great area for kids and families to use the park. Fits your needs very well.

That's a really sterile area, OP. No character at all. I would keep looking.

It’s got loads of character compared to other NOVA neighborhoods in OP’s criteria. A big reason is the adjoining park and the tons of trails running through the area. Clarendon is sterile, this area is definitely not.

You have no idea what you are talking about. I live in Clarendon. It’s not sterile. Parks, trails, neighborhoods and the variety of restaurants/shops are not sterile. Nice try!

This is OP. We looked into West Springfield but were turned off that there is no real commercial area or center. We want a Main Street and it doesn't seem West Springfield has one. Is this incorrect?

Just twice a week. Could be worse.

West Springfield is a bedroom community.

Virginia Center, Country Creek, and Country Creek Section 7, all three are north of the Vienna metro and beautiful well maintained communities FULL of kids. Within your price range. You can walk to Nottoway in about 5 min from most homes, and once Wolftrap Hotel and Tequila Grande are torn down and built up as mix use, that area would be about a 20 min walk.

The communities are not new - they are about 25 years old, full of tall trees and beautiful landscaping. I think the poster saying they are sterile might be thinking of the new communities South of the metro...look North, not South.

Here are some homes - some under contract already, but just to show the area:

Hmm. Street View isn't available for any of these properties. Maybe it's not so beautiful?

Another +1 for Country Creek. We lived there for 10 years and it is a great community. Tons of families and kids, the kids play outside in the common areas. Halloween is a blast. The park is like an extra backyard. We moved to a SFH last year but stayed in the elementary school zone because we liked it and our neighborhood friends.

There is a "Country Creek II" with garages but they don't have the same community vibe.

You could maybe get a SFH in the nearby Edgelea neighbhood on your budget but it would need some work. I know of one on Oleander coming up soon.

Do you really think Google Street View makes aesthetic choices? It's a private road, dummy.

Curzon Ct is a different community from the other two, btw. The Country Creek being praised in this thread is Masterworks, Scotch Haven, Village Spring, Motley, Sutton Oaks, and Kelly Square.

I'll have to check it out to see if these areas have matured and look any better. Last time I was there they were bland AF, and they aren't really walkable to Maple Avenue.
