Arlington agent. I received two emails from WFP that the house was in their private exclusive portfolio. It sold in house, so the deal could have bee done before it was even advertised to agent. Your agent should srart talking to agents who do business in that area. |

Yup. We bought our house before it made it to the official market. It was coming soon listing. The contractor was fixing the house when we drove by. I asked nicely and he let me take s peak. We made an offer two days later and we asked for a response within48 house. Seller took our offer and didn't get officially listed. Our agent only did the paper work. I have no doubt that we would have been in a biding war if it was on the market.

We are in a position to buy a property of market that meets most of our requirements, but at the highest price for the townhome community the place is located in... happy for it as there is nothing else on the market currently listed that meets our criteria. But, having cold feet about the purchase - are we paying too much... did you have second thoughts when buying? |
Call their bluff and let them put it on the open market. If the price is too high, they won’t get a buyer and you might get it at a lower price. Worse case you have to pay their price. But at least you get a chance for the market to speak. |
Just buy it and don't nickel dime over the price if you like it. |
