That’s great it worked out for you. We would have listed too if we didn’t get a great pre-market offer. But we did and it was nice to not deal with the hassle of staging, viewings, etc. We split the realtor fee savings with the buyer so they were happy too. The buyer knew exactly what they wanted and made a great offer accordingly. They knew the market well and were ready to act. Overall much easier than our “all offers due on Monday” sale. |
I considered a pre-market offer, before I contracted a realtor. Given that I would have saved about $40K or so in realtor fees, I seriously considered it, but in the end decided that the free market was probably smarter than I was. Put it on the market, got 10 offers, ended up selling for $140K more than my pre-market price. |
The above definitely has value. It was very stressful getting our home ready for market, but we had to have top dollar and our home would not have shown well otherwise. I totally see the value in what your in laws did. |

Houses sell unbelievably fast in Arlington, OP. Arlington has been one of the (the hottest?) hottest areas for as long as I can remember. The people are great there. Get yourself a realtor that grew up in Arlington, has been selling houses there for a long time, and is well connected. Don't just settle for someone's buddy, because that never works. South Arlington is selling before market now too, so that tells you something. |
If a house goes on the market and then off again almost immediately (but isn't sold), can you make an offer? We were preparing to. I thought maybe you could but my agent is just sending me other listings. |
You can always make a back up offer even if another offer has been accepted. There is a slight chance the first contract will fall apart, but you never know. You can withdraw your backup offer if a better house comes on the market. |
This house was widely advertised as a private exclusive. Your agent should have known about it. |
