I've seen buyers ask for coming soon leads on nextdoor and get tips from people living in the neighborhood. It's crazy to me, but the 2-3 times I've seen it they askers each get several leads. This is for Westover and surrounding areas |

we just sold our home (not in DC area) like this. Still trying to figure out it we had a good deal or not, but I think so.
This is how it happened. Our agent got a call from another agent saying they had clients moving to the area looking for XYZ and had been looking for 3 months, did they know anything coming up? Our house was perfect. They came to see it the day before we listed and made an offer over asking that night. It was nice for us not to have to keep it looking HGTV perfect with 3 kids around. But it was really nice for our agent who made like 40k for opening the door once. |
Our situation was almost identical when we sold last spring. Our agent already knew there was another agent in his office with a couple who was military and moving into the area soon. They were desperately looking for a place. The agents chatted, figured our house would be perfect for the couple, brought them in the day before we went to market and had an offer the next day. |

This is great for the agent because he gets his commission without doing much work, but in OP’s case, the seller left $80k on the table. Stupid. |
So if you know you want a certain area, would you just pay close attention to who has the most listings and then contact them to potentially be your agent? |
We always get letters to buy our house but I think it’s location and not that someone has seen and wants this specific home. They are obviously mass printed and I get a couple every week. I want to reach out to an agent just to see what we would get but don’t want to get into a position of being convinced to sell. I’m moving and want to rent this out but I would sell for the right price. I’m just hesitant to contact an agent and them expect me to sell when I’m just curious. |
Maybe you could ask an agent about properties they know of that are currently up for sale, off-market. We had an agent who said he had off-market listings, but we never heard about them. Then we switched and the new agent knew of one that was currently for sale and two that were coming up for sale. |
There are certain firms that do quite a lot of business selling private exclusives. Compass is not one of them.
Also, "Coming Soon" is different than a private exclusive. As the saying goes, it's not what you know, it's who you know. |

Is your house kind of unique? Otherwise I’d think you could get a good idea by looking on Redfin at similar houses in your neighborhood that sold recently. |
No. I would go with someone who resides in or near the neighborhood you want, who knows the area inside and out, preferably someone who grew up in the area. |
