Would you consider these people rich or just average?

They are rich in their area, similar to if a family in Thailand has a house and multiple servants.

I see my friends in NYC with 500k+ incomes and they live in small apartments in Manhattan. They don’t feel rich to me.

They might be super rich. Who knows? Don't knock small businesses in small towns; the owners can rake in big money. I'm one of those people, earning close to $1.5M. I still live in my house which cost under $400k 10+ years ago. But I have a nanny, chef, personal shopper...bunch of stuff to reduce my stress and make life better. DH's car cost about $100k; mine about $50k. Not flashy cars. We like our home, our neighborhood and our friends and don't want to move up to something bigger and richer. If I had to guess, I'd say that small town attorney is killing it, and that's why they can afford for the wife to SAH *and* have a full time nanny.

I have relatives in certain small towns. They do very well and live very well. One is a real estate broker. Doesn't sell houses but land. Significant acreages. Also invests. These are not fancy small towns but there's more niches for doing well than people might imagine who aren't familiar with small towns.
