Where did they go? I don't think UP is crunchy at all. Are you confusing it with Hyattsville?

NM you answered.

I live here and bought at kind of peak prices so I have an unhealthy habit of checking the UP market. But happy to see that houses are going contingent quickly, including the 1.2 million just posted, and a beautiful new one just popped up: https://www.redfin.com/MD/University-Park/6901-Pineway-20782/home/11039476

There is also a new flip on the west side of the neighborhood coming on the market at $788k: https://www.redfin.com/MD/University-Park/6909-40th-Ave-20782/home/11044001

The houses in University Park and College Heights Estates have been going quickly the last two weeks. We'll have to see what they are selling for relative to the list prices though. A few of the early ones did have to lower their list prices.

I bought in University Park in 2020 and was worried about buying at the peak then. I'm glad we got in when we did considering the prices in 2021-22 and the significant mortgage rate increases.

We's seen multiple people adding on and renovating near us. The new library and Trader Joe's in the last year have been great too.

The amount of ignorance about University Park on this thread is part of why it remains a hidden gem in the Route 1 corridor. I’ll continue to enjoy living here as I have the last 30 years.

Calvert Hills in College Park is also great and is a little cheaper than the higher-end parts of UP.

The park and play area are great, the local library is excellent and new, and you can walk to get coffee at Sbux, beer at a local brewery, and groceries at Whole Foods. The University of Maryland offers a lot of sports access and culture and Hyattsville and College Park are making large investments in continuing to grow. There is plenty of upside in the Baltimore Ave. corridor.

Family friendly is correct. Two new playgrounds, tons of kids.
