Fairfax County: Will SFH inventory rise, fall or hold?

Will the VA May 15 opening impact real estate inventory of SFH in Fairfax County? Do you foresee a decrease in prices?

Who are these people who keep showing up asking about every little thing and whether it will decrease prices?

It's like there are all these desperate "investors" unwilling to do any of their own research.

There is no decrease in prices. Inventory is still shrinking.

Fairfax County is a large county and not homogeneous. All three will happen in different parts of the county.

The handful of homes that came up this spring in my neighborhood have sold quickly and for way over the ask price.

I think people just aren’t listing because of the uncertainty of the situation, plus the stop movement order from the military. Maybe once the military order lifts there will be more listings.

My real estate company’s office that does business in the southern part of the county (Alexandria, Franconia) has been very busy with listings and sales. By contrast, my Arlington office has had few listings or sales in Arlington.

In my suburban VA neighborhood there’s not a lot on the market and everything is going quickly - it’s a seller’s market right now.

A lot of people move out to my neighborhood from Alexandria for example. This is just something I made up myself but I wonder if people who eventually want to move out here for a house / yard are trying to move sooner than later now so they have a yard for coronavirus shut down, etc.

Who are these people who keeping spending their precious time and energy making rude, snarky and unhelpful comments?

It’s like your a greedy realtor who doesn’t want any discussion of decreases prices.

Instead of research, why don’t you go back to kindergarten and learn the invaluable lesson that if you don’t have anything nice to say, don’t say anything at all.

SFHs are going to be in huge demand. I am seeing a crazy demand of SFH basement for rentals. Apparently, a lot of people don't want to live in high density apartments any longer.

FYI, I'm seeing about 115 SFH in Coming Soon status in Fairfax County.

The demand for basements has nothing to do with the demand for SFHs.

my guess is some of the people looking for basements are looking for them because they lost their jobs or took a pay reduction. Basement rentals are typically cheaper than traditional apartments, plus they are often rented by owner and don't require the same level of income verification.
