Fairfax County: Will SFH inventory rise, fall or hold?

Why military families keep on buying houses when they know they will have to move in a couple of years?

Military families get extra money for housing allowance. Why give the extra money to a landlord when they can use it to build equity in a property and sell for a profit when they move?

it seems the sales are slower than the second half of April now. Maybe panic buyers are exhausted.

I think inventory of SFH's will fall as people are hesitant to sell/make changes during time of uncertainty, and prices will go up as demand will be up. I also think demand for suburban THs will rise, as SFH's are SO pricey already in many areas of Arlington and Fairfax (not familiar with Loudon) that people who may seek to leave cities due to density are priced out of SFH's and will seek out nicer, large sq ft suburban TH's with green space.

I think prices will rise in some places and fall in others. People with money are already leaving the cities. What is "desirable" has changed. I live in a exurb of a medium-sized city, and there are people from NY wandering around asking people if they want to sell their house and offering a significant increase over market value pre-COVID, but nobody's selling. DH and I discussed it, but we like it here and don't want to look for a new house and move in the middle of the pandemic.
