Suggest neighborhoods for a commute to Reston, VA

Dual income family with child about to enter kindergarten next year. Budget is ~$650K but could extend to $725.

Requirements and Nice to haves:
- SFH, no townhouses
- Good public schools. We do not need the very best schools, but private is not an option
- 30 minute or less commute to/from Reston
- Quiet, little or no road noise or airplane noise
- Prefer larger lot size
- Expected to maintain or increase value. We may need to move again in a few years. Another alternative option is renting.
- Access to public transport not a factor
- Walkability is not important
- Access/proximity to DC is not important

We like Great Falls but it is out of our budget.

I would look in Oakton and neighboring Fairfax 22033 (the Fair Lakes area). Maybe around the Navy Elementary area. Excellent schools and good commute to Reston.

Franklin Farm Neighborhood is nice but houses are older.

It’s possible to find houses in Great Falls under $70k.
Vienna is very nice as well.

With this in mind, I would advise you to live in Herndon - and specifically, in the Fox Mill ES / Rachel Carson MS zone.

OP here. Thank you for the suggestions, but Franklin Farms appears to be directly next to Dulles airport. The airline noise requirement is a major factor and it seems hard to believe that there is minimal airplane noise in a community directly next to the airport.

I appreciate the suggestion to just live in Reston, I had assumed it was out of our budget for a SFH. Will spend more time looking in Reston itself.

You do understand that anywhere in the Dulles vicinity is not going to be immune from airplane noise? Reston is certainly not an exception. With that said, I live in 22033 just about 2 miles from Franklin Farm and I would consider the noise to be minimal, but it definitely depends on your tolerance.

Little Rocky Run or Virginia Run in Centreville
The area around Poplar Tree ES night have some smaller less updated houses in your budget
Franklin Farm would be a little out of your price range, but is a nice area.
Or I would buy one of those nice wide old townhouses in Reston and enjoy the short commute, but you said SFH only....

There is no way of knowing if an inexpensive exurban neighborhood will hold value thru the next downturn. If you aren’t planning on living somewhere for at least five years, renting might be smarter.

Here is a nice home in Oakton for $665K- nice big yard, very good schools, don't think there will be airport news there.

The flight paths are pretty consistent except with high winds. Here’s a noise contour map from 2018 if it helps. There is actually very little airport noise once you are a few miles from the airport.

What is your budget?

Fox Mill is $525k-$650
Franklin Farm is $600-$725
Franklin Glen is $600-$700
Chantilly Highlands is $550-650

All go to great elementary schools and great middle schools.
