OP here. Thank you for the suggestions, but Franklin Farms appears to be directly next to Dulles airport. The airline noise requirement is a major factor and it seems hard to believe that there is minimal airplane noise in a community directly next to the airport.

You do understand that anywhere in the Dulles vicinity is not going to be immune from airplane noise? Reston is certainly not an exception. With that said, I live in 22033 just about 2 miles from Franklin Farm and I would consider the noise to be minimal, but it definitely depends on your tolerance. [/quote]
