Northern Virginia builders in 500-600k construction range

We interviewed Patrick of Cloud IX several times, talked to all of his clients, including our neighbor, and they were almost 100% positive. Any complaint had to do with general construction angst. He had a bunch of plans from 2800SF all the way up to about 5 or 6 I think. You could customize. He has a good, smooth operation and his subs seem to like him. And he and his brother are just nice people.

Again, in hindsight, wish we had used them!


So for a 4K or so sq ft house (imagine upper quality ) - I thought site costs were separate so a 4K sq ft house (that includes architect fees) had to go up by a other 10-40k depending in lot.n what was the quote had on.. Thanks.. Really..

They are several cuts above most of the builders discussed in this thread, so I have to believe there is some jealousy at work here.

And, no, I don't live in a Focal Point home or have a connection to the company. I've just seen their houses and know most of quite nice compared to the likes of Classic, NDI, ANV, Merion, etc.

My builder was excellent, but he is very selective about where he will build and the type of houses he will be build. He does only four each year and has a long list of people who want to use him. We got lucky because my broker is the CFO of the company where he buys materials.

Only 4 houses a year. Imagine how much profit margin he has to have. You were probably ripped off. But I guess you don't care.

Poster probably means he is working on 4 houses at any one time. He must be a very small operation which is good and bad.

Focal Point is building all over McLean, and you can spot one a mile away--they all look the same. And often seem to be blue for some unknown reason...or maybe I just keep noticing the ugly blue ones.

+1. A family member is a small boutique customer builder in No Va....does 3-4 homes per year and I know for a fact he pulls in $600-700k. Each home is custom with an average construction budget of $1.5m (homeowner provides the lot and pays for site work separately). I know this because we have done a coupe of joint deals to build and sell high end "spec" homes.

Not ripped off at all. We had a very good architect and builder and are very happy with our house after nearly three years. The builder builds only four houses a year, and seems to be doing very well. He usually has two houses being simultaneously but in different phases and has an onsite superintendent and subcontractors he has used for a long time. Not sure why you think we were ripped off or he isn't making money. Can you explain? Thank you.
