Why can't a nice, normal house like this be in our price range?

So the schools are worth $500k. 3 kids x $15,000 a year for 12 years = $540,000. Plus, you get the benefit of maybe getting to know some rich people who can help you with contacts in the future. Arlington seems like the better buy.

There are some great public schools in Silver Spring. So you could save your $540,000.

I have researched moving to a lot of cities. Close-in neighborhoods with good schools in mid-sized cities generally don't have fully renovated 4 bed/3 bath houses for $350. Maybe $500-$600k these days. And often with higher taxes.

Why would you need to spend $540k on schools in Silver Spring?

Well if a normal house has 5 bedrooms and a professional stove...

LOL! that professional stove costs only $6,000. Doesn't contribute much to the price tag.

I love how you expect a close in house in a desirable neighborhood for 750k in our nations capital. Unbelievable.

Oh please, give OP a break. S/he wasn't "expecting" anything, but was just lamenting the reality.

I think OP does expect it, or at least feel entitled to it:

OP, how much do you think that house should sell for?

Ideally, right around 750k. Because that's what we could afford.

That's not how any of this works.

People that can help you are going to schools worth more than $15,000. Go back to Cleveland.

Average pupil cost in Arlington approaches $20,000. You will save even more!!!

The point is that normal houses don't have $6000 stoves or 5 bedrooms. Also, when you add the fridge + dishwasher + other appliances and it adds up.

High end ranges do not affect the appraisal

might affect the list price though... high-end finishes/appliances >> low-end

You are paying for the lot. Even with just an empty lot, this would go for 750K or more.

Agree with 12:02. A tear-down lot in my 22207 'hood - a small one, about 6,000 SF - is going for over $650K. For just the lot. The house OP posted is on a really nice lot, and the home is actually nicely renovated, and it feeds into great schools. Around here, that does cost a mil, unfortunately.

In other parts of North Arlington, you can get more for your money, like Bluemont/Bon Air or Madison Manor or Dominion hills.
