Is Pimmit Hills walkable?

Speaking of Pimmit... any guesses why this house has been on the market so long? If you're okay with smallish and no basement, which you have to be to look im Pimmit, then this actually looks like quite a find. Why hasn't no one snatched it up?

Pimmit experts: enlighten me. Is it in a bad section of the neighborhood or something?

If you read the agent insights it says on large hill.

I live in Pimmit Hills and find it quite walkable. We are in the middle of the neighborhood and walk regularly to Trader Joes, Whole Foods, Safeway, and Lost Dog. We also walk to Olney Park and the smaller park on Griffith so DS can play. The library too. Pre-kid, we walked or biked pretty regularly up 7 to Giant or the W&OD, and to metro.

It's not as walkable as Clarendon. I lived there before PH and to be honest would move back in a minute - it's a totally different vibe. I am not a raving fan of Pimmit Hills - I can't put my finger on it but I haven't met a ton of folks and don't feel a great sense of community. It may be me. I'd also like a bigger house and a garage.

But, it's definitely walkable if you want it to be.

I haven't seen that specific house but most of the houses on Cherri are way above the street. “Average condition 1953 Cape Cod sits high up from street level with 26+ steps to front door. Steep driveway from street to the house."

Mine has the same hill and it's actually great because of the privacy.

You are right about the agent insights on Redfin though - but it's the one about the active water leak that probably freaked osme potential buyers out is my guess.

As someone who looked in PH when we were buying, this is a pretty objective and fair assessment.

If you love Clarendon, PH isn't likely to be for you. But it's not a bad place to live. Just not a walkable, dense, exciting area. It's an excellent small-town suburbs sort of area.

We ended up stretching and buying in N Arlington because we were like OP, but I can definitely see that PH has its own merits.

OP here: we're going to drive out there this weekend and walk around a bit. I'll report back, if only to keep this thread going -- I'm shocked by how long it is.

Here is something to think about.

The more weathered part of the neighborhood is in the southern part as you enter pimmit drive but you will notice quite a few tear downs.

The houses that are near lisle and north east are newer (1957), brick and give you a more appealing look and feel.

If you go all the way east to olney rd those houses are larger and newer (60s)

Op here: we're looking to rent for a year or two before we move to another city, just want something bigger with the baby, and new job is in Tyson's rather than DC. Right now we have 700 sf, so even these "small" houses are a step up.

If you aren't dead set on renting a house, there are apartments and condos on the south side of Pimmit Drive.

I live in Fairfax Towers, the first one on the corner. You can choose unrenovated or renovated units. The smallest 2 BR is over 800 SF. There's a pool, tennis courts, fitness center, shuttle to the Metro.

We just bought a house so will be moving soon, but this apartment has totally worked for us for the past year. And yes, I do walk to the shopping centers, library, and even the Metro sometimes.

idylwoodtowers has 860 sqrft one bedrooms , 1200 sqrft 2 bedrooms and 1500 sqrft 3 br all with washers and dryers nearby
