Is Pimmit Hills walkable?

OP, whether it's worth checking out for you depends on your budget and whether you're a snob. If you're a snob or are concerned about being in one of the "best" neighborhoods, you will not like PH.

Yes - but only if you are say within 10 blocks of the intersection of Pimmit Dr and Paxton. (if you need an exact place to measure from).

That way, you can easily walk within the neighborhood (no crossing Rt. 7 required) to Trader Joes, Caribou Coffee, Ledos Pizza, Tysons Pharmacy, a new pet shop, and a few other places in that shopping center. If you do want to cross the intersection of Rt. 7, then there's WHole Foods, Starbucks, a deli, Thai Food, and a few other places. I think a big bar is behind the Whole Foods.

Also, the 3T bus runs all throughout the neighborhood and can either take you to West Falls Metro or all around Tysons Corner and the mall. Going the direction of Tysons, a less than 5 minute ride takes you right to Safeway, Lost Dog cafe, a salon, and I think the new silver line metro stop.

The values in Pimmit Hills are still well below their peak in 2006, so there is more room for appreciation than in some other areas that recovered earlier.

Here's the thing, right: You're trying to boost PH, but no one in the area actually CARES about Pimmit Hills. If, on some chance, someone actually hears about Pimmit Hills and decides to Google it, s/he will find these threads. Fun.

Why yes, yes I am. I was pretty transparent about it. I'm not sure you really offered any keen insight there. Nobody gives two shits about Pimmit Hills or, gasp, the Mossaic District.

OP: Come see for yourself. I live in PH, in the center of the neighborhood. I can (and have) walked to the Safeway, Whole Foods, Trader Joes, Ledo's, Lava Yogurt, Jason's Deli, etc... I absolutely love this neighborhood and am so glad we moved here.

It may not be a good fit for you, though. The only way to know is to come see it. Park the car and walk around.

And to the PP: Lots of people care about PH. The amount of posts on this forum about the neighborhood prove that.

I also like pimmit hills great commute and neighbors. We just came together to find an elderly dogs home who was lost.

I just walked to Caribou Coffee in the snow/slush/whatever this is. I stopped to talk to a few neighbors along the way. Friendly folk.
