Tenant-caused property damage that cannot be recouped

Renters usually do have unsanitary habbits in the US.

They already lost their deposit due to other damage to the property beyond that mentioned in this post. It’s not worth it to pursue a case against the former tenant so this is liability I just have to pay myself. Posting this in case other newcomers to property management might think that all damages can be legally recouped.

Yeah I own and recently had a few appliances replaced. I was somewhat mortified at what was left behind when the installers pulled out the old. Not much to be done other than clean it up, plus nothing was actually ruined since I don't have hardwood under my appliances, and even if I did, the floor is covered by, you know, the appliances.

As for the cock roaches, I have never had any of those despite the mess under the appliances. Maybe your house/condo is just old and in need of a deep, deep, deep clean and regular fumigation.

I had an inspector come out and the house is less than 20 years old. It had also been treated by exterminators annually and inspected twice a year so I know exactly what the cause of the roaches is. All with a paper trail. Liability protection.

My rental I have not visited it once since 2017. It was super mint and spotless when they got it. But I have to assume by the time they live everything will be trashed.

Only thing I would care if messed up would be I bought them a new Washer/Dryer, Oven and Fridge in the 2021-2022 period and I bought really good ones with a warranty from Lowes. They were there for delivery, I live out of state. I paid on credit card one line. They were working from home at time (most likely caused the 2003 appliances to give out as older and now being used 24/7). Both used to work in person out of house. I left them warranties electronically and told them call under warranty if any issue. They actually liked that. I paid for warranties.

Do you have a local property manager? You should look into one. A professional one.

why can't you recover damages on top of the security deposit?


I have already settled with the former tenants. I did retain their security deposit but it wasn’t worth it to take them to court for the rest of the damages.

We have travelled in Europe and throughout Asia.

Americans, in general, have the highest cleanliness standards around, topped only by the Japanese.
