I don't live in Takoma Park, but I probably share a lot of their values (sue me), politically. However, "thrive" was a bridge too far, and a poorly engineered and constructed one at that. This is not progressive policy, it's performative masochism. Somehow my fellow D's got talked buying this YIMBY BS as some sort of economic reparations plan to compensate people with lower incomes at their own expense in the form of ruined neighborhoods and decreased property values and quality of life. They actively want to end SFH zoning...it's an afront to them and they will go to whatever silly lengths to end it, no matter how little economic or social sense that it actually makes. I've posted here before that the best thing I can do to educate the generate public about their plans is to point them to their actual words. I beg anyone that's curious to simply search for YIMBY Montgomery County on Facebook so that you can read their moody teenage rants for yourself.

They only want to end SFH in YOUR neighborhoods, but not theirs. Go look up how many people on the council live in protected 'historic' 'hoods that will be immune from Thrive. Rockville will also be immune from Thrive. Basically, they mostly target poor and middle class people all over Silver Spring yet again for Thrive while many on the council and rich people will be immune from it because they live in protected zones. It's absurd. Thrive should directly target and start in Takoma Park first. Make the council put their money with their mouths are and build a multistory complex right next to their 'historic' homes in TP.

Obviously you have not been to Takoma Park. There are apartments all over the place tucked into the SFH neighborhoods.

LOL, no.

You may or may not be able to afford to live in Takoma Park, but Takoma Park apparently can afford to live in your head, rent-free.

Affordability ain't the problem. Who'd want to live in a cesspool of group think like TP? The same hood where they want to ban gas stations and tried once to get people to put in corn stoves that would have been a PITA to keep heated because of the logistics of delivering corn pellets. No one wants to live there and be forced to eat the granola those hippies are dishing out. But it's ok if they propose to develop your neighborhood while they protect their own, right?

Only in parts. The rest is protected.

David Blair might have helped in a "goalie" sense, but the train is pretty far down the tracks now, and the answer is option A that the OP put out.

Those with means will vote with their feet.

I already moved to Howard- plenty of the progressive values we like, but way less of the BS. And schools and services that are still good, and no crime issues.

And yet here you still are, posting about Montgomery County like you just can't quit it.

For real. I think some of these people living in Howard just wish they were still in Montgomery. It's like there's some sort of a inferiority complex. They wish they were MoCo but they aren't. MoCo is a much larger county population and importance wise. Howard is kind of provincial. It's got 300k people. The City of Rockville has 20% of the population of all of Howard County. They're basically wishing they were MoCo. Why else would they constantly talk about us? It's so weird too because no one in MoCo hardly ever speaking about Howard but we live rent free in their heads.

Lets get real. MoCo may be a decent place to live but I would avoid being too arrogant about it. It is NOT that nice or interesting or enjoyable, etc.

Lets get real. Over 85% of MoCo REAL residents say it is a great place to live. What DCUM trolls say is irrelevant and out of touch with reality.
We don't' give a damn about what DCUM trolls say.

This is some serious try hard stuff when obviously a large percentage of Moco residents and politicians clearly have DC envy.

The polluted water in DC have made so many of them delusional.

It has been 40 years since Takoma Park added an apartment building. Why? NIMBYism, sometimes masquerading as well-intentioned progressive policies. But still NIMBYism.

Even worse, Takoma Park has added a grand total of two housing units within a mile of the Metro station in the two decades.
