Everything on your list is available in Falls Church City as others have mentioned. If you can afford a house in McLean or Langley pyramids you can afford FCC, although as others also mentioned inventory is low. You might have to start with a townhouse.

Exactly. OP here -- I have three kids, our budget is up to 1.5M I am ok with a fixer upper -- but simply cannot throw 100k a year at private, I'd rather stretch a little on my monthly mortgage


In Virginia, look at Falls Church Greenway Downs neighborhood - most of those houses are zoned to McLean ES.
Also look at Marshall High School

My friends in Greenway Downs live in houses that feed into McLean. Maybe they're confused about their neighborhood, or maybe you are.


I live in Greenway Downs. We are zoned Falls Church. No where in Greenway Downs is zoned for McLean.

Madison is a very good high school. But it's not great for a commute to Georgetown since it's further out and, while it's near the Vienna Metro, Georgetown doesn't have a Metro station.

There are some closer-in areas zoned for Marshall in Falls Church, but the county seems intent on loading Marshall up with multiple affordable housing projects in Tysons, so the school's academic profile stands to decline.

Langley HS has a nicer, renovated building and isn't as crowded as McLean HS. But McLean HS neighborhoods probably meet more of OP's specifications - more neighborhoods close to Georgetown, greater housing density, more mid-size rather than large yards, more community (vs. private) pools, a higher percentage of kids going to public (vs. private) schools, and more properties in OP's budget ($1.5M or less).

For 1.5m in Arlington you can look at ashlawn elementary neighborhoods. The closer to ballston or va square the more urban and less/no yard.
Any pool in n Arlington has about a 5 year waitlist.

Potomac Glen has all of these things. Pool and clubhouse included in the HOA. Longish commute for you though.

The racist folks are those who concentrate the affordable housing in certain areas and go out of their way to ensure the catchment areas for other schools have little or no housing diversity. Take it up with them.
