I really don't understand why this is always the sentiment about these areas. Falls church city there is always a lack of homes since it's so small so there is only one option right now - you usually have to be patient if you want to get into FCC but the budget is not unreasonable there at all. There are plenty of houses under 1.5 in these areas if you aren't ONLY looking for a brand new build that is 4000 square feet or something. |
Yes, they are among the most diverse neighborhoods across the four MoCo school clusters mentioned by OP. |
Yes, would absolutely work, particularly RCF has a good sized Latino population. |

Carderock Springs is a fabulous neighborhood. I don't live there but I have friends there. Love the homes, love the woods, love the access to the canal and the parkway. |
Donaldson Run in Arlington (22207). Community pool, super close to Georgetown. You will see older but well maintained housing stock under 1.5, if you're willing to do some cosmetic upgrades over time. They go fast though.

Also if you don’t have private school money, you certainly shouldn’t be moving to a neighborhood you can barely afford with interest rates where they are. Sounds like priorities need to be looked at more realistically. Perhaps if you don’t move, you would have more options Re: private schools? Just seems like a bad idea at this time. |
You want to live in 20816. You can commute on the CCT or MacArthur Blvd, which is a pretty low traffic commute. |
My neighborhood is just like this. It was a little more social when the kids were all little and playing outside all of the time. Fire pits, happy hours. I live in Parkwood. |
For $1.5 M OP can get a much better house and yard in either the McLean or Langley HS districts in McLean. Arlington is becoming high priced rentals for young professionals or for people who want to live in a North Arlington white enclave. |
OP did not ask for walkable. She asked for dense as in "houses fairly close together." Houses are fairly close together in Donaldson Run and the surrounding areas as well. The only problem is that it is in Arlington County rather than Fairfax County which has the schools she wants. |
