The OP is literally describing Arlington neighborhoods given the request for density and a short commute to Georgetown. She may have to choose between the perfect neighborhood, the perfect commute and the perfect schools. Pick two. Many are perfectly happy with Yorktown or W-L's IB track. |
Chesterbrook Woods in McLean. Houses are fairly close together, mature trees, very easy commute to Georgetown (with options for more than one way to get there and back), feeds to McLean High. Annual Halloween party, couple of neighbhorhood swim clubs people belong to, lots of kids.

Other parts of McLean do. We moved from one area of McLean (Chesterbrook Woods, which borders Arlington) to inside the beltway part of Langley. All the lots are1 acre, which is more than OP wants. It's also more than double her budget to live in this neighbhorhood, not that she'd want to. I'd look at McLean Hamlet and Chesterbrook Woods. The lots are smaller, there are sidewalks, more of the feel she wants. ANd easy drive to Georgetown. |

Add Churchill to your school list, and look at Ashleigh or Ridgeleigh neighborhoods. This will give you an easy commute to Georgetown off Clara Barton - you won’t find that from any Wootton feeder area. |
The McLean HS neighborhoods come as close to any mentioned to meeting OP's specs. Just because houses may be on 1/4 or 1/3-acre lots rather than 1/8 to 1/4-acre lots as in much of Arlington doesn't mean the houses aren't relatively close together. The schools are top-notch, there are quite a few neighborhood pools, you're near several Metro stations, the neighborhoods near the downtown area are walkable and do things like block parties, and there's good access via 123 and Chain Bridge (or the GW Parkway) to Georgetown. |
Just saw the budget was $1.5M. Again, definitely doable in some of the McLean HS neighborhoods from the 60s to 80s. If OP were looking for new SFH construction, they'd need to be looking elsewhere. |
OP, check out the neighborhood that feeds to Westbrook Elementary in Bethesda. Walk to elementary and middle schools, BCC high school, borders DC (and if you are in the eastern portion of the neighborhood, easy walk to Friendship Heights), quick shot down Mass Ave to Georgetown. (I did that commute for years). There are a decent number of private school families in the area, but by no means all. And while the neighborhood pool (Little Falls) is great, there is a wait list (though they are trying to shorten it, and kids can join the swim team even if they don't belong to the pool). |
Cabin John/ Glen Echo are an easy commute to Georgetown on the Clara Barton Parkway/ Canal Road. Mature trees, close neighborhood feel. Maybe not as dense as you are looking for. |
Rock Spring in Arlington. Easy commute to Georgetown. Great neighborhood with trees and mix of housing stock. |

North Chevy Chase. CCMD would be my first choice, but it will be very hard on your budget, and you may feel out of place because most people will be much wealthier. But NCC is a great solution - community pool, lots of kids playing outside, great schools, etc. |
OP said he was looking for the following things and that he had no idea where to start but here are some top schools he read about. He then proceeded to list criteria that matched almost perfectly with Arlington. So folks are letting him know that, since he was looking for some places to start. There are a lot of great places to live in this area. Arlington is only one of them, it happens to meet ops criteria. There is so much animosity about people liking Arlington on this board which is really unfortunate. |
