because we have successfully worked from home for almost two years. Why do I need to commute, sit in a bad office chair, pay for dry cleaning, pay for commuting costs, etc... The only reason seems to be "because we have nice office space."

I have already told my division director that I will quit over this. so far, I do not have to come in.

I'm not the PP, but I understand that CFPB has pushed back its return to the office until June 2022.

The SEC has pushed back its return to the office until March 2022.

The administration (through OPM) has already encouraged agencies to rethink about RTO and expand telework / other flexibilities. Some agencies will do this, many will not.

we already know the reasons for coming back to the office will be bogus. Once leadership has made the determination it will happen regardless of all our hoopla.So three options:

1) get your mind right to return
2) find another agency that is allowing more flexibility, or
3) resign from federal service and find a job in another sector that will allow for 100 percent virtual work

a 4th option for those eligible--retire!

Schools are back with no distancing occurring. We're now at the stage where we're figuring out how we will live with covid forever. They want workers spending money on gas, cars, dry cleaning, lunch out etc etc

That is so silly. Federal workforce isn't big enough to move the economy or keep the businesses alive. People can spend money sitting in front of their computers just as well as driving around. Are gas companies running out of business (have you checked the gas price)? Starbucks? Money is still going around. I don't think that's the reason.

It isn't THE reason, but is one factor that goes into the overall decision. And while the federal workforce does not move the needle on the national economy, it absolutely does move the needle on the DMV economy.

If I have to guess a reason, I'd go with 2022 midterm election and how WFH can be turned into politcal weapon by GOP. Obviously, I am hoping I am wrong here.

+1 absolutely. I remember reading an article where a developer or county supervisor (can't remember who) was lamenting about decreased spending in city/town centers due to so much of the workforce continuing to work from home.
